Sometimes you can find out about the state of the real estate market by walking the dog in your own neighborhood.

This is really two stories in one; It’s the story of a red-hot market with a low inventory and the story of a near-perfect redesign in an up-and-coming Near Southside neighborhood. In fact, the renovation was done discreetly over almost six months, with the icing on this rehab cake – the exterior paint job – remaining for the final weeks of the project. Spoiler alert: The floorplan of the 2,000-square-foot, three-bedroom, two-bath home is as open as it gets, so purists might take offense. Still, the important original elements are all there if you look closely. The old windows and doors and the batchelder tiles around the fireplace have been preserved and refreshed. And the loss of the loft above the living area has created a dramatic, symmetrically high gabled ceiling.

The downside of the revised floor plan is the space found for a spacious, modern kitchen with every convenience.

The cupboards reach up to the ceiling. Three brass pendants hang above the large central island. A pair of industrial-style lamps illuminate the gaudy, modern take on a farmhouse sink. Countertops are quartz. A dual-fuel area is surmounted by a vent hidden in the closet.

The bedrooms are spacious. The floors have been restored to immaculate, like-new condition. The largest bath is luxury spa perfection. Floors are pearlescent marble mosaics. The serene atmosphere of the bathroom is a result of the beautifully executed proportions of the furniture. The brass chandeliers and hanging mirrors add a luxurious and warm touch to the cool color palette.

There is a detached garage with an adjoining bonus room that could be converted into an office or an additional guest bedroom. This listing became active last Saturday and is already in pending status.
